What is a measurement or floorplan service?

Home measurement services are just what they sound like: Based on what you want, an appraiser will measure your property's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How does a floorplan service work?

During a home measurement or floorplan service, an appraiser measures the home or property with a measuring tool — either a tape or laser measuring device. As they move around the property, they note the layout of the rooms and other features, like closets, hallways, and pantries. They may sketch out the property. Then, the appraiser types up a report and a more detailed floorplan showing the total living area of the house and the general layout. The final product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a home measurement or floorplan service needed?

Property tax records often reflect incorrect area of a property because the values can come from various sources, and occasionally go unverified — which means you may be paying for more square footage than you actually have! Unless a certified appraiser has performed a recent valuation or measurement service on your property (after any renovation that might have affected square footage), you'll need one to perform a home measurement service before contesting what you're taxed. An appraiser will determine the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling a home or property

A home floorplan service will secure fair market value for your home. Area is one of the most important factors potential buyers consider when purchasing a house — but since square footage values are frequently approximated rather than accurately measured, your listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the selling price for your property, but possibly even the number of interested buyers. The only sure method of using an accurate GLA when listing your property is to refer to a recent appraisal or measurement service performed by a certified appraiser (after any remodeling that might have affected square footage).
